      James Patton received by deed gift parcels called "Fo(r)ster's Point"
      and the "Upper Water" Mill from his mother in 1739. Recorded with
      this deed is an article of agreement signed (by mark) by James Patten,
      boatwright of Ann Arundel and his brother William, planter of same, in
      which they acknowledge the terms of their mother's deed as fair. In
      July 1745 his brother Richard sold "Forster's Point" lying on the
      South side of South River at Flat Creek.

      This Indenture made this fifteenth Day of July Anno Dom 1745 between
      Wm. PATTEN of Ann Arl. County in the Province of Maryland Planter of
      the one part and Nicholas MACCUBBIN of the County and Province afsd
      merchant of the other part Witnesseth that for and in Consideration of
      the sum of Sixty Five Pounds Current money of the Province afsd. to
      him the Said Wm. PATTEN in hand paid at & before the Ensealing and
      Delivery of these presents the receipt he Doth hereby acknowledge and
      himself to be fully Satisfied and paid hath given granted Bargained
      Sold Aliened enfeoffed and confirmed unto him the Said Nicholas
      MACCUBBIN his heirs and assigns forever all that Tract or Parcell of
      Land called PATTENts Choice lying in the County afsd. on the South
      Side of South River originally on the fifth Day of November 1728
      granted to a certain John MOSES and the Said Wm. PATTEN for 150 acres
      beginning at a bounded mulbery Post Standing at the head of flatt
      Creek and Running thence South fifty one Degrees ... containing and
      now laid out for 150 acres of Land more or less also one Tract or
      Parcell of Land called Conclution Lying in the County afsd. on the
      South Side of South River and on the South East Side flat Creek
      originally granted on the 26 day of September Anno Dom. 1665 to a
      certain Richard FORSTER of the County afsd. beginning at a bounded
      Tree of Richard CHENEYS and Running for Breadth on the head Line of a
      Parcell of Land formerly laid out for John WHEELER of the afsd. County
      North East and by East Ninety ps. to a bound Red Oake of the Said John
      WHEELERS on the side Line of a parcell of Land formerly laid out for
      Murren DUVALL of the Said County and from the Said oake by a line
      drawn Northwest and by West by the Said DUVALLS Line Ninety ps. to a
      bound Tree of the said DUVALLS and from the Said Tree Northwest and by
      North thirty ps. to a Bounded Tree of Richard CHENEYS Land on the head
      the Said Creek and from the Northwest and by North Line Drawn South
      Sixty ps. to a Tree marked with twelve Notches and from the Said Tree
      South East to the first bounded Tree containing and laid out for fifty
      acres be the same more or less also all my Right Title and Interest in
      and to a certain Tract or parcell of Land called FORSTERS Point Lying
      on the South Side of South River at the head of flatt Creek originally
      on the twenty Day of July Anno Dom 1671 granted to a certain John
      FORSTER of Annarundel County afsd for 50 acres be the Same more or
      less reference being thereunto had may more fully & at large appear
      together with all houses buildings fences orchards and all & every
      other the premises and appurtenances unto the same belonging or in any
      ways appurtaining to have and to hold the afsd Tracts of Land with all
      & Singular the premises and appurtencances unto the same belonging
      unto the said Nicholas MACCUBBIN his heirs and assigns for ever to and
      for his Soll and proper use and it is also Coventanted and agreed by
      and between the said Nicholas MACCUBBIN and the said Wm. PATTEN that
      he the said Wm. PATTEN and his heirs the Said Land and premises and
      every part and Parcell thereof hereby bargained and Sold unto the Said
      Nicholas MACCUBBIN ... In Witness whereof the said Wm. PATTEN hath
      hereunto Sett his hand and Seale the Day and year above written

      Received the 15 Day of July 1745 of Nicholas MACCUBBIN the Sum of 65
      pounds Current money being the Consideration for the within Tracts of
      Land William W PATTEN his mark.

      July 15, 1745 Then Came the within named Wm. PATTEN before me one of
      his Lordships Justices of the Provincial Court of Maryland and
      acknowledged the within Instrument of writing to be his act & Deed and
      the Lands and premises therein contained to be the Right and Estate of
      the within named Nicholas MACCUBBIN his heirs and assigns forever
      according to the true intent and meaning of the same Deed and the Act
      of Assembly in that Case made and Provided Taken and acknowledged
      before me the Subscriber the Day and year above written. Jna. BUCA[?]
      July 25th 1745. Received of Nicholas MACCUBBIN Eight Shillings
      Sterling for his Lordships use it being the alienation fine on the
      within mentioned 250 acres of Land by virture of a Commission from
      Benja. TASKER[?] Esqr. his Said Lordships Agent and Receiver Generall.
